This service is very broad in every aspect, as each Client is going to have different needs and desires. This can be performed at varying levels, which will require Client and Consultant discuss the parameters, in order to come to terms with requirements and fees associated with this very unique service.

 

government credit applications

 

If the Snapshot indicates there are any potential credit applications, such as tax credits, redevelopment agency credits, economic development credits, fee deferrals, etc. on a Federal, State or Local level. This service would include the complete process of submitting applications for the specific credit, with no guarantee of approval. Consultant fees would be discussed and negotiated at time of contract signing.

 

seek, acquire, secure

 

When clients, like churches, schools, or those who are none-real estate-familiar, need to know their real estate options, we walk them through the process one step at a time. We help them recognize and choose the right property for their needs, we walk them through the acquisition process, and we show them how to insure financial gain.

 

lease up/property management

 

This service would include starting the Leasing Phase and taking it through property stabilization, which typically takes approximately 18 months after construction completion. The leasing section includes marketing the property, creating the marketing materials, signing lease agreements and getting the property to the stabilized period of 60% leased up. The Property Management section includes managing the property on behalf of the owner; this would be providing the owner with monthly reports, handling maintenance issues, tenant issues, overseeing onsite staff, or anything regarding the operation of the property. Consultant fees to be discussed and negotiated at contract signing.

 

sales & marketing

 

This service is on a “For Sale” project, and includes creating the sales/ marketing materials, hiring and overseeing the sales staff, setting up a model (if necessary) and seeing the project through all sales closings. Consultant fees to be discussed and negotiated at contract signing.
